This site is designed for offerings of specified collections of properties. The offerings are available to private investors, 1031 exchange professionals and commercial real estate brokers.

Home Marketing Systems Inc.  is a unique, special services, real estate company. We specialize in the marketing of portfolios and the services that support the ownership.  We bring a synergistic compliment of services to the investor marketplace to make investing in our portfolios successful.  We make opportunities for 1031 Tenants-in-Common (TIC) replacement exchangors and smaller investors to buy portfolios that would not be or have rarely been available in the past. 

 
Our program pairs up owners of long held, smaller property with buyers seeking to build a portfolio quickly.  The lower risk diversification of a multi-property portfolio, and the flexibility to add and remove property from the portfolio or choose another portfolio to match your buying capability.  Many, but not all of our portfolio offerings consist of student housing.  The unique nature of this type of housing offers better security than most any other type of residential investment.  Other offerings may include non-student properties, foreclosure packages and commercial property. 
 
The Home Marketing Systems Inc. plan is well-suited for the smaller 1031 exchange buyer or regular investor seeking monthly income, reasonable appreciation potential, the flexibility to increase the holdings from within, and less hands-on involvement. Most importantly, you are not stuck paying capital gains because of the size or your trade. 

 WHY STUDENT HOUSING

      Student housing represents one of the best investments in residential housing available today.  Even though the general rental market may be weak, student housing is persistent and rents are higher.  In addition, student leases are often guaranteed by the parents; a feature that isn’t available in any other market. Finally, student housing leases are more predictable and supportable because they are signed long before the lease begins. 

WHY MICHIGAN

      Michigan has a lagging economy related to the flight of manufacturing to oversees locations.  As a result, real estate prices are amoung the lowest in the country.  In addition, Michigan’s unique property tax structure creates the opportunity for buyers to receive the same low tax burden the seller had. While there is no guarantee the State will not close the loophole, many buyers and sellers are finding significant value at this time. Compare the State Equalized Value and the Taxable Value components of the portfolios.  The greater the difference, the greater the savings and value to the buyer. Read this for an explanation

NO CLOSING COSTS

      If you are purchasing an interest in and already owned property, you have no closing costs.  We pay them for you.   

MONTHLY MINUMUM INCOME WITH OPERATIONAL DIVIDENDS

      Some offerings guarantee a minimum return on your investment each month.  The LLC ownership takes the risk.   

LOWEST MINIMUM PURCHASE AMOUNTS

      In a nut shell, we have none.  In a practical sense, you will be subject to an investment that is practical under normal financing terms.  However, we encourage you not to leverage too much.   

INVEST EXACTLY WHAT YOU HAVE

      Many investors loose the favorable tax treatment in a trade, that is –pay the tax on the gain and recapture, because they can’t find a suitable investment that matches the amount they have to spend and replace.  That’s not true within our system.  You only buy with the amount you have and if we need more to accommodate you, we locate more. 

EXPERIENCED MANAGEMENT TEAM

      Twenty years of business seems like enough but there is always more to learn and, unlike our competitors, we don’t mind telling you we don’t know everything.  But we do know how to manage real estate and, what we don’t know, we have experts to ask.  Most management teams do not know how to manage the property we handle.  They are not efficient.  Leave it to those of us with the proper experience.
